House Prices in Cork and West Cork 2025

House Prices in Cork continue to increase. New figures from the Central Statistics Office (CSO) show that property prices in Cork are rising significantly faster than the national average. While overall price growth across Ireland has eased to 8%, prices in the South-West region, which includes Cork and Kerry, have increased by 10.4% over the past year.

That’s nearly 30% faster than the national average, highlighting the continued strength of the Cork property market, particularly across West Cork towns.

What Are Homes Selling For in Cork and West Cork?

According to the CSO’s latest Residential Property Price Index, median prices across the region remain steady and, in many cases, continue to rise. Here’s a look at the latest local figures:

Kinsale – €452,000

Clonakilty – €364,000

Bandon – €360,000

Skibbereen – €327,000

Macroom – €325,000

Cork City – €325,000

Dunmanway – €280,000

Bantry – €234,000

There’s clearly ongoing demand for homes in both Cork city and the wider county, particularly in areas that offer a balance of lifestyle, amenities, and connectivity.

What Does This Mean If You’re Thinking of Selling?

While experts expect house price inflation to soften through 2025 due to affordability pressures and global uncertainty, the combination of low housing supply and interest rate cuts on the horizon suggests we’re more likely to see a slowdown than a slump.

If you’re a homeowner in Cork or West Cork and considering your next move, now may be a sensible time to explore your options—especially while demand remains steady and local values are holding firm.

Off-Market Property Sale in West Cork

We recently completed the off-market sale of a property in West Cork, which highlights how strong local demand continues in the area. The home attracted immediate interest from our internal database of active buyers — many of whom were specifically searching for properties in this part of the county.

Thanks to this, we were able to secure a successful sale without the need for public advertising. The buyers were finance-ready and had been waiting for the right opportunity, which allowed for a smooth and efficient transaction for all parties involved.

While not every property sells before going to market, this example shows the value of working with an experienced local agent with a nationwide and global database of buyers and who knows the market inside out.

If you’re considering selling and would prefer a discreet, off-market sale, we’d be happy to discuss your options and match you with qualified buyers already looking in your area.
